The real picture, without varnish
Iranian citizenship does not prevent you from buying Spanish property. The practical challenges sit elsewhere: banking and paperwork. Both can be planned for.
Direct transfers from Iranian banks are not possible under current sanctions. Funds need to reach Spain through international banking channels you already hold, for example in the EU, UK, Canada or the UAE. We cannot and do not advise on moving money out of Iran.
Spanish banks and notaries apply thorough anti-money-laundering checks, and reviews are stricter for Iranian nationals. The difference between a smooth purchase and a stalled one is preparing documentation early. We help you build that file from day one.
Iranian passport holders need a Schengen visa to visit. When a viewing trip is not practical, we run live video tours, and a power of attorney lets your lawyer complete the purchase on your behalf.
Spain's golden visa ended in April 2025, so buying property no longer grants residency. Study, work, non-lucrative and digital nomad routes exist. We connect you with immigration lawyers rather than guessing on your behalf.

We stay with you past the keys: bank account, utilities, furniture, and rental management if you want the home to earn while you are away.
For new build properties, our service is completely free for buyers. The developer pays our commission, and you pay exactly the same price as if you had walked into their sales office alone, with an advocate on your side instead of a salesperson.
